How we work
when we inspect your house
A Property Inspection is a non invasive, visual inspection of a building, carried out by a fully qualified professional, trained and experienced in evaluating buildings and their components. To discover hidden issues we use structural humidity sensor to detect humidity in the walls, endoscope, electricity tester, thermal imaging, wall scanners, spectrum analyser more. If there is an issue, we will find it, and then we investigate how it appeared.
The inspection is designed to provide you with all the information you need to make an informed decision about your potential purchase. You will be able to walk away from the inspection with a clear knowledge of what major issues (if any) are involved with your property, and which items will need maintenance in the short and longer term.
It is important to bear in mind that since an inspection is visual and non-invasive, no part of any building will be tampered with or dismantled – obviously this includes NOT removing drywall, digging up the garden or drilling holes in the roof.
The building will be in identical condition after the inspection. Indeed, if an Inspector does any damage to any building or contents, he would be liable for the cost of repair or replacement.

When do you call in the Property Inspector?
Before you sign an offer to purchase, or before you put your property on the market!
A Property Inspector is often called in after the contract or purchase agreement has been signed, however, the buyer must then be sure that there is an inspection clause in the contract, making the purchase obligation contingent upon the findings of a professional property inspection.
This clause should specify the terms to which both the buyer and seller are obligated and such a clause could be quite tricky if either party does not agree on the findings of the inspection. It is advisable to consult an attorney to draft such a clause.
What if the report reveals problems?
No house is perfect. If the inspector finds problems, it doesn't necessarily mean you shouldn't buy or sell the house, only that you will know in advance what to expect. A seller may be flexible with the purchase price or contract terms because of the defect (which should be documented in detail in the offer to purchase) if major problems are found.

It is not an appraisal, which determines market value, or a municipal inspection, which verifies local code compliance. A Property Inspector, therefore, will not pass or fail a house, but rather describe its physical condition and point out areas of concern.
You are most welcome to join us at the property and attend the inspection, but you are in no way obligated. We simply need someone to unlock the doors and answer some questions. This is usually done by the realtor or the owner.
