What is a move-in/out inspection?

A move-in inspection is in many ways equivalent to a final inspection when moving out. The move-in inspection is held when you move into a new tenancy and is typically held in connection with handing over the keys to the tenancy. The inspection is done by our professional inspector. As a rule, both tenant and landlord must also be represented, but you can also decide not to attend. If you choose not to attend, you still receive a report about the condition of the tenancy as it is when moving in. You will receive the report at the latest 3 days after the inspection was held.

The purpose of the move-in report is to determine the condition of the tenancy when it is handed over to the new tenant. The tenant cannot be held responsible for the defects and shortcomings that were present when moving in. When you move out of the tenancy, you must hand over the tenancy in the same condition as when you moved in. This is why the inspection is important in order to determine the condition you must ensure the tenancy is in.

Landlord

A move-in inspection helps document existing conditions in the home. A checklist can help hold tenants accountable for damage that occurs to the rental during the tenancy. Documenting preexisting damage can help reduce the likelihood of disputes between the landlord and tenant related to the return of the security deposit.

Tenant

A rental walkthrough report helps tenants keep an objective assessment of the condition of their rental. It may also serve as written documentation in case there is ever a legal dispute in the future. Finally, a walkthrough checklist can be a tool tenants use to take inventory of what the landlord might need to repair or improve before or during the tenancy.

Report

What is a move-in report?

In connection with the move-in inspection, a report will be made. In the report, it states in which condition the tenancy is in. It is usually the same things that are gone through at the move-in inspection as at the final inspection, which is why the same scheme is used in both reports. An assessment will be made if there has been painted adequately, the condition of the floors, ceiling, windows, lists and doors, etc.

The report is both tenant and landlord’s proof of the condition of the tenancy when handed over. If any disputes should occur when moving out, the move-in report is of great importance in terms of proof, hence it is very important to save the report.

What Is a Move Out Inspection?

A move out inspection occurs when a landlord and a tenant walk through the rental unit to look for any damage or illegal alterations to the unit. The landlord is looking for any damage in excess of normal wear and tear or any changes to the unit that have not been mutually agreed upon, such as changing the paint color. The landlord is comparing the current condition of the property to the condition of the property when the tenant moved into the unit.

If this inspection is conducted before a tenant’s move, the landlord can present the tenant with a list of the deductions that will be taken from their security deposit. This will also give the tenant a chance to make necessary repairs to the unit before they move-out. This walk-through inspection is also done so that the landlord knows what must be fixed before the next tenant moves into the property.

Timing and Scheduling a Move Out Inspection

A move out inspection takes place at the end of a tenant's lease and when the tenant is moving out of the rental unit. The exact time when this inspection can take place will vary depending on your agreements.

In most cases, the inspection takes place on the date of the tenant’s move out or two to three days after. Waiting until a tenant has removed all of their possessions from the unit means no damage can be hidden and the landlord can clearly see any potential issues.

In other cases, a move out inspection can be done anywhere from three days to two weeks before a tenant’s move. This is done to allow the tenant to make any repairs to the unit before they leave so they have a chance of receiving their full security deposit back.

The landlord must serve the tenant with written notice of this inspection, informing the tenant of their right to be present at the inspection and the date and time the inspection will take place.

Photographing During the Inspection

An important way to document the condition of the unit before moving in is to take photosof any issues. This will provide clear evidence of pre-existing problems with the unit and allow you to compare its condition when you move in with its condition when you move out. We will take photos and provide it with date, case number and photo number. These numbers are noted in the report, and sent to both parties. This will make it hard for to challenge the description of any problems with the apartment in case of dispute.
